SWAMIH Investment Fund I – The Marquise

The Marquise is a residential development with total saleable area of 1.4 Lac.Sq ft and 111 units

Project being developed by Barmecha Realty Pvt Ltd promoted by Mr. Anurag Barmecha

Project is located on Bannerghatta Main Road, Bangalore with excellent connectivity by road, and upcoming metro

Project was launched in 2018.

However, delayed due to various reasons such as covid-19 & low collection.

SWAMIH Fund invested in the project in Apr 2021 with a target to complete the project

Of the committed investment of Rs 22.4 Cr, SWAMIH Fund has invested Rs 14.5 Cr so far.

As on 10th Apr’23, Barmecha Realty Pvt Ltd has re-paid Rs 14.5 Cr along with 12% XIRR.

Project completed within ~1.3 years of investment.
Monitoring to ensure no diversion of funds – all inflows are used for project completion
Contractor/vendors dues cleared. Salaries paid to the employees
20 new units sold; ~20.8 Cr collected
41 homebuyers to finally get their homes
